We're an owner-operator based in London, Ontario, which means the whole city is a short drive and there's no dispatch office deciding whether your postcode is worth the trip. The ten neighbourhoods below are where we work most often, and each has its own page covering the housing and the flooring you actually find there. Everything else on this page is the practical side: getting booked, what we need from you on the day, and what to do if your address isn't on the list.
Why we list neighbourhoods, not just 'London'
London isn't one kind of housing stock. A century home in the core has original hardwood and area rugs; a north-end subdivision has wall-to-wall broadloom throughout; a student rental near campus has carpet that turns over every twelve months. The right approach isn't the same in all three, so we wrote a page for each area rather than one page claiming to serve everywhere equally. Not on the list?
Call anyway. The ten areas here are where most of our work happens, not a fence around the map, and London is small enough that a nearby address is usually not a problem. It takes one phone call to find out instead of assuming. Same for anything unusual — an apartment with awkward access, a building with no front parking, a job that has to happen at an odd hour. Ask and we'll tell you straight away whether it works.
Booking around your schedule
Booking runs 24 hours a day, seven days a week. That isn't a call centre, it's what being an owner-operator instead of a franchise allows: evenings and weekends are real options rather than a premium tier. If you're working to a deadline — a move-out date, guests arriving, a rental changing hands between tenants — say so when you book and we'll work back from that date rather than offering you the next open slot.
What we need from you
Very little. A regular power outlet and a place to park out front is genuinely the whole list. Everything else arrives with us: the extraction equipment, the water, and the eco-friendly solutions that are safe around kids and pets once dry. We move light furniture ourselves and clean around anything heavy or fragile. If you'd rather everything was moved, mention it when you book so the time is planned for.

Questions about getting to you
Do you charge extra to come to my part of London?+
You'll always know the full price before we start, because we quote the job up front and that's the number you pay. There are no charges added on afterwards. If anything about your location changes what a job involves, you'll hear it at the quote rather than at the end.
Do you clean apartments and condos, or just houses?+
The work is the same either way. What's worth flagging when you book is the practical side: which floor you're on, whether there's elevator access, and where we're allowed to park, since that's what affects how long setup takes. Tell us those three things and we can plan properly.
Can you clean a rental between tenants?+
Yes. It's the same carpet, upholstery, rug, or tile and grout cleaning we'd do in any home, just booked to a date rather than a preference. Give us the day it needs to be finished by and we'll work back from that. The 24/7 booking helps here, because turnovers rarely happen at convenient times.
How much notice do you need?+
Less than most people expect, and it's always worth asking even if it's short notice. As an owner-operator the schedule is ours to move rather than a head office's, so a same-week booking is often possible. If you have a fixed deadline, lead with it when you call.
Do you need to use my water and power?+
Power yes, water no. We bring our own water and solutions; all we need from the house is a standard outlet. That's usually the answer people are looking for when they're arranging access to a property they don't live in themselves.

Byron, Masonville, Hyde Park, Oakridge, Wortley Village, Old North, White Oaks, Lambeth, Westmount, and Stoneybrook each have their own page here with detail on that area. Those are where we work most often rather than a hard boundary, so if you're nearby and not listed, it's worth a call.
